We've just secured our
next site
at Port Douglas, Queensland

After much searching and analysis over the last
year we are pleased to advise that we have just purchased our next
development site at 8-10 Morning Close, Port Douglas.
For those of you who don’t know it, Port Douglas
is a bustling international resort town located approximately 70
kilometres north of Cairns. It is surrounded by the World Heritage
landscape of the Daintree Rainforest and Great Barrier Reef.
The site – which was purchased off market
in January – is just under 1.5 acres in size and is around
300 metres from Port Douglas’ famous Four Mile Beach.
We are much impressed with the Morning Close site
as it is well priced, near the beachfront and is relatively
straight forward
to develop.
All indications are that the Port Douglas residential property
should continue to do well given its sustained population growth,
limited supply of available land with close beach access, natural
beauty and tight planning regime.
At this stage of the cycle, we continue to feel that Queensland
shows greater opportunities than most of the Southern States.
Next Steps
As a “Right of First Refusal” Registrant
you or your client have a 21 day period of privileged access to review the wholesale
property proposal once we have prepared the Information Memorandum
and associated portfolio of Wholesale Contracts and Agreements.
This will be some weeks away and will be largely determined by
Council's
attitude to our town planning drawings.
You do not need to take any action at this stage.
We will keep you informed via email as we progress
through the concept, design and town planning stages of the project.
As you can appreciate, these are very early days in the process.
Sunshine Coast – Other Potential Development Sites
We are continuing to search for appropriate sites
in the northern end of the Sunshine Coast. We are still in discussions
with the vendor on the Rainbow Beach site that we talked about in
our last update, though we have nothing definitive to report at
this stage.
